Buying procedure:
When the decision is made and the right building is found, the staffs of Sun-Comfort are at your service to help you with every single step through the formalities. Purchase of property through Sun-Comfort is simple, safe and without any risk. The "title deed" (TAPU) will be issued at the Land Registry Office. When TAPU is received, which is the final prove of ownership of a property, you are the official owner of your dream house in Turkey:
There are some procedures that demand a personal presence and a visit to a Notary Public is necessary along with an official translator. At the Notary Public official documents have to be signed, concerning the price of the property, the payment conditions and buyers’ and sellers’ personal data.
Sun-Comfort will as well need a "Power of attorney" which gives us the authority to the "title deed" under your name, while you are away. Also that includes: registration of property in the name of the buyer, registration of the property in the municipality department, registration of water and electricity, insurance for the property and pay local taxes. The "Power of attorney" will also be worked out at the Notary Public at the same time.
We prepare a detailed "Sales Agreement" to be signed by us, you and the seller. This agreement includes the "title deed" information of your property, the sales price, the payment method, and your preferences on the property, such as the interior and exterior colours etc.
Afterwards we apply to the Land Registry Office to starts procedures for a military permission. This is to check that the mentioned property is outside of any military zone. This process may take a couple of months, but is just a formality. When your "title deed" application is sent back, the seller and buyer, which can be represented by Sun-Comfort depending of what the "Power of attorney" contains, have to make a visit to the Land Registry Office to carry out the final procedures. A certified translator is required when one of the parties is a foreign citizen. After that you can get the final conveyance handed over.
When you buy a property in Alanya, it will be in your interest to open a bank account at a local bank, to transfer your money easily. For that you need as well a tax number. This is a very quick process and Sun-Comfort staff will be happy to assist you to get your tax number and a bank account.
Expenses:
Fee for certified translators: Approximately 80 Euro in total are paid to translators during legal procedures (at notary public and at the Title Deed Office).
Fee for power of attorney: Approximately 100 Euro.
Fee for registration procedures at the Title Deed Office: 50 Euro.
Conveyance tax:
3% of the property value stated at the Title Deed Office and will be paid at the time of conveyance in one of the State Banks. The amount is generally between 1000-2000 Euro.
Fee for receiving Completion Report: (new built properties only)
Depending on the size and location of the property, generally it starts from 350 Euro.
Sale Commission to Real estate Agent:
3%, min 1000 Euro.
Electricity:
New connection of electricity meter: Approx: 100 Euro paid once
Name transfer of an existing connection: Approx. 50 Euro paid once
Water:
New connection of water meter: Approx: 60 Euro paid once
Name transfer of an existing connection: Approx. 30 Euro paid once.
Annually Expenses
Property tax:
0, 10% of property value declared by the local council/municipality and paid each year before end of May.

Community expenses:
When you buy an apartment in a complex with communal pool, garden etc. you have to consider monthly expenses to cover electricity in public areas, cleaning of the swimming pool, garden etc. and salary for the apartment responsible/guard. The amount is typical around 40 to 60 Euro monthly.
